Q. How much does the inspection cost?
A. $450 for homes over 2000 sq ft / $400 for homes, townhouses and condos 1000 to 2000 sq ft / $350 for homes, townhouses and condos up to 1000 sq ft / $250 for inspection on guesthouses adjoining a main residence. Additional rates may apply for travel outside the immediate Roanoke area. Cost includes on site consultation at time of inspection or phone consultation upon delivery of report.
Q. How long does the inspection take?
A. 2.5 to 3 hours for the actual inspection process. This does not include the onsite or phone consultation and time to write the report. Consultation is typically 1 to 2 hours, while report writing can vary from 4-6 hours.
Q. Can we accompany you?
A. Most certainly. I do ask that I am able to give the inspection process my general attention and that we conduct a summary walk thru towards the end. I have found this works best.
Q. When will I receive the report & how long will it be?
A. Turn around time from inspection is 24 to 36 hours. Reports are delivered in PDF typically ranging 25-30 pages in length with color photos detailing the observations. Importantly, your report is generated on software containing a library of illustrated exploratory links detailing component explanation and operation, maintenance, typical life expectancy, and repair & replacement costs.
Q. What about radon & mold?
A. Radon is a naturally occurring gas. Its health risks are associated with long term, high level exposure. Measuring fluctuations in the gas is how a determination is made of a possible risk to exposure. Most radon levels can be mitigated with adequate crawlspace ventilation and vapor barrier installations where applicable. Fan mitigation systems and removal ventilation are options as well. Concerns should be discussed with a radon mitigation company, so that they can test for radon levels. I do not perform radon testing for an “additional charge” because I believe you should have a radon mitigation company charge you once to test.
Similarly, mold has many forms with varying risks to health. Individuals concerned with air quality should contact a specialist to evaluate what specific molds may exist. I do point out indications of possible growth when I observe them in crawlspaces and water damaged areas. Similar to radon testing, I do not provide an “additional charge” for mold testing. You should contact an air quality mitigation company to test, and subsequently be charged only once for this service.
